I had the unfortunate luck of choosing Avemore after being deceptively lured in by what seemed to be a very nice and well-maintained apartment complex. Even though I was somewhat shocked at the rental rates and the never-ending fees associated with the application process, I just assumed every place else was the same in this economy. While that may be true, I doubt it will compare with the issues I had. First - the walls. Just know now they are paper thin. I’ve lived in apartment complex all my... adult life, and never have I had to deal with more noise from my upstairs and surrounding neighbors. It’s likely you will hear your neighbor’s iPhone alarm go off at 6am as I did every morning I lived here. Second - the maintenance. I believe the maintenance team actually does a great job, but at the same time do not expect anything above and beyond. If you work remotely, be prepared to deal with constant power washing, lawn care, and other sounds that your walls won’t buffer. Lastly - the mail. You will have packages taken or lost, mail sent to the wrong mailbox, and don’t even try to order delivery. You will just lose your money. As I was finished my time with Avemore, they let me know I could either choose to clean my apartment to the standard they thought sufficient (not achievable) or I’d be charged $250 for a professional cleaning and a mandatory $140 for carpet cleaning. It doesn’t matter if your carpets are cleaner than when you moved in. All I can say - DON’T BE FOOLED. After two months of living here, you will instantly regret it.

I no longer live here and here’s why you shouldn’t either:
1. Outdoor lights were broken the whole year I lived there - not safe
2. Really thin walls I heard peoples alarms going off every morning
3. Management is rude
4. My dryer was broken for weeks and every time I submitted a service request the guy just came and emptied the lint trap which was not the problem
5. Once my toilet was broken and my apartment only had one bathroom. It was a weekend and I called maintenance who told me I had... to fix it myself. I told him I didn’t have the tools and he told me where I could buy them. I called management to complain and the manager Kim said “well if Keith says you have to fix it that’s just the way things work here”

So, seems like a nice company at first but really has a lot of issues with its business model. So, the start of our rent career was at a studio which grew mildew in under a week. We called and complained since in a month or two there were black marks all over the place. They said it normal since it a basement, but mildew is precursor to black mold, and it messed with my allergies. Anyway, my fiancé wanted a bigger apartment, so we moved to the one bedroom with a flex space. We had issues with... the management explaining things and they were not making things clear enough with the documentation. Basically, they did not know what they were doing. However, the rodents that came into the apartment was the biggest issue here. We complained and we found out it was rodents. They said that it would be fixed. It was fixed for a couple of weeks before we heard the sounds again and we called them letting them know. I know now that it should been written and it how they justified there 6month late response. We kept calling until basically nothing got fixed for a couple months and then we got sick of it and just gave up calling. We went on the market to buy a house to escape these people. When things were picking up, I went to basically seek a final answer and I hoped to get evidence for a legal response. They said that we never called all records somehow disappeared, but they said that they knew of the issue. Anyway, after I had a lengthy argument with the property manager and she tried to blame us but their employee never reported our issue that we were given to contact. I got her to admit to the blame after I said legally, we didn't have a right. When we were leaving this place, they hit us for every fee imaginable for cleaning which we done the same clean to the previous apartment and they said it looked great. So, from my experience the maintenance will lie during the final inspection. The staff is rude except for a few they are the lower guys not the upper since upper management is snobby. The apartment for us was not cleaned very well and in both apartments, we found things from previous owners. The second apartment we had electricity issues since lights would go out and flicker. AC stop working during peak hours. Our second one the subfloor was screwed when we got the place. This place is not for new tenants, take picture when you leave and have all conversations in written form or audio recorded

Don't live here.
I've got mold growing in my tub sealant, when I reported it to management I was told it was my problem because I was not properly cleaning my tub. Except I have been. So, rather than wanting to take care of it they wanted to argue with me over how clean I was.
Parking is atrocious. There's a clause in your lease that says you have to park front end in on certain parking spots (there are two rows of angled parking spots that it makes sense that you would want people to park... front in only). However, management has interpreted this to mean that ALL parking spots are front end only. Which doesn't make sense because the rest are normal parking spots that you would see in any other parking lot. So now, they go around and ticket people who park in with the front of their car facing out.

Let me start off by saying this is a fake email account because management cannot be trusted to handle things professionally in this apartment complex. There are several things wrong with this apartment complex and it all stems from management, you can’t get anything fixed, in the one time that we did they charged us $125 to unclog a kitchen drain; and the worst part is everything in the apartment are cheaply made so they break constantly. They still charge us for amenities even though those... have been closed for over a year due to COVID-19. The railings on all the stairs around the complex regularly are ripped from the ground, and management is not good at communicating anything to the residents. To top it all off in my building alone there are at least two drug dealers with people coming in and out all throughout the night. Management will do anything and everything they can to squeeze out every single penny from you they can. Moving here was the worst decision I’ve ever made, do not move here you will regret it.
