Large Private Suite in Light-filled Cottage on the Rivanna River - utilities included

Private suite for rent in a brand new house on a quiet dead-end street. Rent includes all utilities. Stay tuned for updated pictures... house just purchased and in the process of moving in.

The House:

A very large bedroom and private full bath is...
all yours on the second floor of this beautiful, newly constructed house. Available starting June 15. No other bedrooms upstairs, and house is shared with only one other person on the main level. Your suite has its own heating/cooling zone separate from the main level.

The house offers capacious closets, lots of natural light, a large fenced in yard with tons of gardening space, central AC, dishwasher, washer and dryer, wifi, large deck, and off-street parking. Caroline Ave. is a quiet street with very little traffic (dead end). I'm looking for a housemate to rent the upstairs suite and share the common spaces on the main level: sunny kitchen with all new appliances, dining area, living room, and laundry room. I live in the master suite on the main level.

All utilities are included in rent: water, sewer, electric, garbage pick-up, Wi-Fi internet. $1,500 for one person. Suite could be furnished, considered on a case-by-case basis.

The Location:

Live in the city but also right next to the natural beauty of the river! Located on a lovely side street with great neighbors, the back yard opens into woods and meadows along the Rivanna River, just steps away from Charlottesville's beloved Rivanna Trail. A very short walk to Hogwaller Brewery, SugarBear Ice Cream, and the Rivanna River Company (kayaks, canoes, wood-fired sauna, and an awesome summer concert series!). 20 minute walk or 8 minute bike ride to downtown.

Your Housemate:

I'm a good-natured, community-minded woman in my 40's and I have a very friendly, well-behaved middle-aged dog. I work within walking distance (at the Rivanna River Company) and sometimes from home. My dog Bodhi accompanies me to work. I enjoy a peaceful, well taken care of home that's relaxed and welcoming. I try to spend as much time outdoors in nature as possible, am an extroverted introvert, and I value good communication very highly.

You:

I'm looking for a respectful, kind housemate who is financially stable and responsible. Perfect for a UVA faculty member, graduate student, post-doc, professional or otherwise mature person who values a safe, beautiful, happy home. No cats. Dogs considered on a case-by-case basis.

When:

Private Suite will be available June 15th for a 6 or 12-month lease. Can be flexible depending upon the person's needs.

Summary:

If you're looking for a dreamy, clean, light-filled home with all the amenities and walking/biking access to both downtown *and* the natural wonders of the Rivanna River, this is the perfect place for you! One month security deposit required. If interested, please contact me so we can set up a time to meet and see if it would be a good fit. Looking forward to hearing from you.
