Advertised as a dog friendly area, the tenants seem to love dogs, Management, however, seems to hate them. There isn’t a single area on the entire property where a dog is allowed off leash. A new email from management even says to leash them on YOUR own porch. There is a basketball court and a tennis court that are rarely in use, and the only fenced in area on the property, management threatens fines for letting your dog run around in an unused (and poorly kept up) fenced in blacktop. Let that... sink in. Exercising your dog is a finable offense here. The “bbq pit” is a sad excuse for a recreation area. The masonry is literally falling apart- no exaggeration. Rock walls with rocks missing and mortar chunks missing. Anytime management is brought a problem they blame it on tenants. They’re laughably bad at what should be a really easy job.

The apartments are scenic and very comfortable to live in. The new management company - Nest Management, however, leaves a lot to be desired. I have several friends who moved out of the apartment complex and were given excessive fines for phantom "damages" on moving out.
Two of my friends (as well as myself) were charged $95 for "bleach stains" on the carpet; when, in fact, neither of us used bleach on our carpets and know for sure that there were no significant stains on the carpet when we... moved out. One of my friends asked for an explanation and they sent him back a undated, cropped picture that showed a generic carpet with a stain on it. Yea, like that proves anything.
So, my friends had moved before me and had given me a heads up, so I tried to schedule a "walk through" before I left my apartment (after cleaning it) to assess for damages so they could not pull the same stunt on me. I was informed by Ally (who works as the tenant liaison) that she could do a walk-through but it would not count as the official one since it takes "weeks" to calculate damages. Clever ploy they have going here.
I admit there were some stains on a wall in the upstairs bedroom and the oven had a stain that couldn't be removed but I worked HARD at cleaning the apartment before turning it in. I lived there for 3 years and took good care of the place.
I was charged $189 as damages on moving, which I really wouldn't have a problem paying if it was actually a fair assessment. A charge for $95 for carpet stains that I know FOR A FACT did not exist is ludicrous.
Bottom line is that the complex is a great place to live. the views are nice, the gym/pool/basketball court/volleyball court are all great but BEWARE of nest rental management group. Try to rent directly from condo owners, if possible.

Thank you for your feedback and for expressing your concerns. We are sorry to hear that you are frustrated with our leashed dog policy, but I hope to be able to provide insight here - regarding the basketball and tennis courts,... unfortunately we cannot allow dogs to run freely in those areas because it restricts use for residents wishing to use them, in addition to sanitation concerns that have arisen in recent months.
Dogs must remain on a leash while outside of apartments on the property for the safety of other pets and residents. This is not only a rule from Woodlands management, but it is also a policy set by the home owners association.
Woodlands now features many dog waste stations around the property to handle the influx of new furry residents on the property. We also have walking trails throughout the community, and to offer an off-leash alternative, we are located just down the road from Azalea Park which features two dog parks and is steps away from the Rivanna Trail.
