I received outstanding service from Amanda on February 25, 2020. I was going out of town that morning, and had to leave early to drive up to DC to make a train. As soon as I settled on the train, after being so rushed and harried that morning, it dawned on me that I may have neglected to turn off my oven that had been on broil that morning when I fixed breakfast. Because of the high heat of a broil setting, and the fact that I was going to be gone for several days, I was quite worried about the... consequences if I had indeed forgotten. Not sure what to do, I called the management office, and Amanda answered the phone. When I explained the situation, she immediately offered to go up and check to make sure it was off. Considering that my apartment is on the 4th floor, that was no small kindness, and I want to commend her for her service. It was a service both to me, and to the Reserve community.

Having lived at the Reserve at Belvedere since it first opened, there are several issues that became more apparent as time went on. To begin, the community itself is nice and the maintenance staff is very friendly and helpful; however, there are several major issues (besides the price). First, the noise. It is obvious that when the apartments were built, the contractors opted for cheaper building materials because noise travels through walls as if they aren't even there. The family above me... owned a 20 lb dog that sounded like a pet elephant and the radio from the apartment below me sounded like there was a rave occurring in the middle of the day. I tried contacting management about this issue several times until I discovered that my neighbors weren't noisy: the walls/building materials were just that shoddy. If you don't believe me, listen for the crunch beneath your feet as you walk through the apartments (supposedly, it's some sort of material that was supposed to provide soundproofing, but has broken down and does not work). The wiring exhibits a similar shoddiness: multiple eyes on my stove, as well as several outlets would automatically trigger a short and require me to flip the circuit breaker back when they were used. Second, the amenities at the complex. While the amenities are nice to have, everything requires a key fob to access for which management will charge a fee. When I first arrived, I happily paid my fee only to wait several months without my key fob arriving. I eventually requested my money back. The pool and hot tub also have a camera installed which the property manager, Jimmy, watches from his home on weekend nights to watch residents and enforce the pool hours (strictly). The only reason I know this is that I was once in the hot tub 10 minutes past closing time on a Saturday when an apartment worker approached me saying that Jimmy had called him from his house to come and tell us to leave since he had been watching us on the camera. Finally, don't expect to receive your security deposit back. After living at this apartment for several years, treating the apartment extremely well, and spending several days prior to my departure cleaning the apartment thoroughly, I was shocked that months later I received a letter that actually requested more money for cleaning. I had read about similar issues from this property manager, but I refused to believe it until it happened to me. My advice: save your money and move elsewhere.

This apartment boasts a friendly and helpful staff, nicely appointed apartments, a peaceful neighborhood, and wonderful amenities including a pool, basketball court, putting green, movie theater, and more. Leave your reservations at the door as this is an ideal apartment.

My roommate and I have lived here for a year now. We are located on a bottom floor. The walls are very thin and it is very easy to hear your upstairs neighbors. We can hear them walking around and stomping and also their TV when the base is up loud. We have talked with management about them and have spoken to the upstairs neighbors as well; however, nothing has been done about it. We do not feel like management has taken the necessary steps to help us out with this situation. Other than that,... management is very friendly and the community is very nice. We have a gym on location and a large community pool.

The apartments are clean and in a great location. Easy access to Route 29 and Rio Rd. It is only a short drive to UVA campus, "The Corner", and the downtown mall. The maintenance staff is great! They usually have the problem fixed within 24 hours of placing the work request. There is a small gym that is included in your rent fee. The pool is nice, but I wouldn't recommend using the hot tub. There are always young children "swimming" in it. The management staff is nice enough, but doesn't always... follow through in what they tell you. The biggest issue I have had is with bad neighbors. The floors are not extremely sound proof, so if you are not a fan of having people walking on your head, I would suggest requesting a top floor apartment.
